Hello my name is Melanie and my husband and I are looking to move to Kapparis, we are wanting to buy a 2 bed apartment on a communal site with a shared pool. We currently have no experience on buying property in Cyprus and just looking for some advice on where to start, thankyou

Have you looked at online websites. Check out different estate agents online. Decide whether you want to be close to the sea or further inland. Take a trip out to view different properties. Do lots of cost of living comparisons. Find out about annual compound maintenance costs and all bills. Be careful and find out if properties have title deeds and how long it will take to get them. Do lots of research would be my advice. Instruct an independent lawyer

Hi,

We are similarly looking to find and purchase an apartment in Kapparis later this year / early 2023.  Would be interested to find out your experiences so far and any advice and recommendations you have.  In particular, currency exchange process, independent solicitor and unexpected pitfalls you’ve encountered.  Hope you’ve had a stress-free & successful time of it.  Kind Rgds, Keef

We moved here permanently in June this year. Not as daunting as you think happy to give advice and assistance if you want. We live in Kapparis.  The best agency is Blue surf in Protaris incredibly helpful.

Thankyou for you message, did you have a separate lawyer to help you with the legal side of everything? We are looking to buy under £300.00 as was wondering where we stand with permits etc as keep hearing different answers. We would prefer to hand everything over to someone who could complete everything for us more for piece of mind really, do you recommend anybody to help with this.

We spent Euro 300k on a new property which allows us to have permanent residency in Cyprus.  We used a lawyer in Larnaca who was highly recommended and gave him power of attorney to purchase the house.

We used Blue Surf for the property search who were brilliant and were escorted around by Trish the owner.

Let me know if there is anything else you need to know.  Colin.

Thankyou very much for you time, I really appreciate it. We have a rough idea on most things, is there anything else that you think we should be aware of going forward.

I can provide the lawyers and estate agents details if you want . Remember it is a minimum euro 30k to be able to live permanently live in Cyprus.  We live in Kapparis.  You will need the following notarized and Apostle in rhe UK Passport marriage certificates birth certificates and youwill be required to provide a criminal record report from Acro in the UK

Anything else let me know.

We can also recommend a bank to open an account which can be quite difficult.

Anything else let me know.  Colin

We are relocating from Jersey in the Channel Islands, yes we are aware of the minimum amount needed to live in Cyprus. Yes please to the  lawyer and a bank to use. All the extras you mention is that something the lawyer is able to do?

We are actively looking for a property and Blue Surf is one estate agent we are using. We are finding the title deeds abit tricky as not much information with regards to this.

Roughly how long was it before everything was completed for you to settle in Cyprus.

We completed in 5 weeks on the purchase of the property.  The main builders will get the title deeds and pass them over it is all within the purchase agreement.

If you email me on [email protected] I will provide all the details required for you.

The notary and Apostle is required from the UK lawyers we used westminster legalization Ltd in London. But we should have done it before we left the UK it would have been easier.

The lawyer can also look after your permanent residency application for you.

Best Regards Colin
